Swimming Pool Motor Soi 3-4 January 2011
The shared swimming pool area soi 3 – soi 4had been closed for nearly all of 2010
The pool had many problems including leaking, broken tiles and broken pipes
The pool had been repaired late 2010. However the motor has now failed (Jan 2011) and cannot be repaired
A new 2 Horse power swimming pool pump has been order
A new 2 Horse power swimming pool pump has been order at the cost of 22000 Baht plus fitting and then cleaning the pool
I have noticed that some tiles are again falling from the swimming pool wall
However I have noticed that some tiles are again falling from the swimming pool wall. For this reason the pool may need to be drained for more repairs.
Already we have spent over 100,000 Baht of the pool,
Now we have another 25,000 Baht for pump and fitting
Then repair the tiles.
To fill the pool with water costs about 6,000 Baht, then this water needs to be treated costing about 2500 Baht. This is before any repair costs.

Over the last couple of weeks a photo has been taken of every house on the Royal Park Village along with its exact location.
For privacy reasons, any house that had a car outside or a telephone number on the gate or fence has not been photo graphed and not listed,
All of the photos and location information have been added to Google Earth and Google Maps.
Any person in the world using Google Maps will be able to find the Royal Park Village
Now any person in the world using Google Earth or Google Maps will be able to find the Royal Park Village and be able to look around the village.
This should help promote the Royal Park Village to people located in Jomtien and people planning to visit the area.

Saturday 15th January 2011 12:30am I was taking my dog for the last walk of the day and was at the West Gate. (By the main swimming pool).
Lou, the resident from house 315/283, Soi 4 asked me if I had a minute.
He went on to say he has a problem with cats in his garden that make noise and keep him awake at four o’clock in the morning.
This was a discussion Lou had with me in December. At that time he said that he had talked with one of his neighbours and they were prepared to pay money to have stray cats from the village relocated. It was agreed at that time that this would be something that he would look into.
When Lou approached me again on the 15th January 2011 (today) I asked Lou if he had done anything about it since we had talked in December. He replied that his neighbour had done nothing.
Lou went on to say that I am not contactable. Over the last two days he has called me three times and I haven’t answered my phone.
I told him that he was ringing the wrong number, as I have no missed calls from him.
Lou came charging at me, trying to punch me.

Lou then demanded that I step down from the village as he wants someone that can really run the village, someone that he can complain to and fix his problems.

This is a problem, Lou expecting me to fix personal problems that he has in his garden or in his house.
Prior to this Lou has complained to me that:
- Peter 315/282 had building work going on and Lou was unhappy with the builders making noise

- Teddy 315/210 had building work going on and Lou was unhappy with the builders making noise
- 315/278 had a new born baby, and Lou was unhappy as the baby cried.

- Raising invoices, printing and delivering
- Writing news letters and information, printing and delivering
- Tracking bank maintenance payments and bringing individual accounts up to date
- Keeping the village web site online, (which I personally pay for)
- Chasing non payers and reissuing invoices to late payers
- Changing invoices to digital PDFs and emailing to off shore residents
- Issuing gate and door passes to village residents
- Switch off passes that have been lost or stolen
- Ensure that the village has good stock of the gate passes
- Pay all monthly bills, Electric, Guards, Pool maintenance, Water, Police, Garbage collection, Garden man
Repairing village lighting - Repairs to Swimming pools
- Repairing entrance gates
- Manually open village gates when the city electric goes down
- Manually close village gates when the city electric comes back on
- Book keeping for the village
- Getting prices for repairs from several companies
- Make arrangements for that work to be carried out.
- Keep the village electric on, even after meters being removed.
- Arranging for new water meters to be fitted after removal
- Finally Issuing end of year accounts
The village personally costs me money, ie I never claim back money from the village for any:
- Petrol or mileage driving my car for the village
- Phone calls made to residents or companies on behalf of the village
- Printing materials, paper ink, invoices, receipts, letters, information
- Domain name and web hosting for the village.
I should not be getting any verbal or physical abuse from residents on this village.
My message to Lou is this, Why don’t You help Us on this village instead of complaining, or if you really want me to step down, why don’t You Lou take my place.

If I and other people stopped giving our time for free, and a management company was called in to take over, it would cost each house at least 6,000 Baht a year more in maintenance fees. For me, this makes this kind of situation with Lou totally unacceptable

I am pleased to report that 5 houses that had not paid or fully paid the Royal Park maintenance fees for 2010 have now paid in full.

The Royal Park Village has in total 90 houses; for the year 2010,
- 86 houses are now fully paid,
- 1 house committed to paying
This leaves only 3 houses from 2010 that have not paid the maintenance fee, they are
- 315/251 Tony is moving back to the UK, if no payment is received, the invoice for 2010 will be given to the new home owner.
- 315/287 Do not live on the village and I was unable to contact or speak with them
- 315/293 I sent more than 10 invoices to the house but have not had a reply when the payment will be made.

Invoices for 2011 have been emailed, hand delivered or posted to residents over seas. Already this week some residents have paid this year’s maintenance fee.
In the coming days the full accounts for 2010 will be made public.

Of the 90 houses on the Royal Park Village, only 6 people didn’t pay the full maintenance for 2010. One of the people that didn’t pay owns 3 houses on the village, 2 of these houses are rented out.

This information is being made public because the residents of the Royal Park Village have constantly requested it.
Informing all estate agents in Pattaya
We are also informing all estate agents in Pattaya that if they rent or sell a house on the Royal Park village, the new tenant will only be able to use the village facilities when the house maintenance account is paid and up to date.
As the accounts for 2010 were closed on the 31st December 2010, we are now working to finalise the accounts, and they will be made public in the coming weeks.
New invoices for 2011 have already started to go out to the village for 2011 and we would ask for residents to pay as soon as possible. Bills come in every month that we have to find the money to pay.
